Missouri Wholesaler Disclosure Signing Support

14-Day Seller Disclosure Appointment Services for Missouri Real Estate Investors & Wholesalers

Missouri real estate wholesaling has changed.

Close MO Deals (CMD) provides professional wholesaler disclosure-signing support for Missouri real estate investors, wholesalers, acquisition companies, and investment firms that need an organized way to present client-supplied disclosure documents to residential property owners.

Under Missouri Revised Statutes § 407.3600, which became effective August 28, 2026, certain real estate wholesalers acting as grantees must provide the record owner with the required written disclosure not less than 14 calendar days before entering into a binding contract involving residential real property. The law resulted from legislation including Missouri Senate Bill 973 and House Bill 2636.

CMD helps investors professionally coordinate that disclosure appointment while remaining a neutral third-party signing and notary service.

Proven results that speak for themselves.

Missouri's 14-Day Wholesaler Disclosure Requirement

Missouri law defines covered residential real property for this section as property improved with a structure containing one to four dwelling units. The statute also specifies which transactions and parties qualify as wholesalers for the purposes of the wholesaler disclosure requirement.

For covered transactions, the disclosure must be provided to the record owner at least 14 calendar days before the wholesaler enters into the binding purchase contract.

The required wholesaler disclosure must also be:

- Separate from the purchase contract or agreement

- Presented in boldface type

- Printed in at least 12-point font

- Signed and dated by the property owner

- Signed and dated by the wholesaler

The statute provides specific disclosure language and states that a wholesaler acting as grantee may not enter into the binding contract until the required disclosure statement has been signed and dated by both parties.

Independent Disclosure Signing Appointments

CMD offers Missouri real estate investors another option for handling the wholesaler disclosure stage of a potential acquisition.

Rather than relying solely on the acquisition representative negotiating the transaction to manage the disclosure appointment, an investor can send the client-provided disclosure package to CMD, which will coordinate with an independent signing professional for the appointment with the property owner.

CMD can assist with:

- Scheduling the disclosure appointment

- Traveling to the property owner or approved meeting location

- Presenting the investor-provided disclosure documents for signature

- Confirming required signature and date fields are completed

- Documenting appointment completion

- Scanning completed documents upon request

- Securely returning documents according to client instructions

- Providing appointment status updates to the investor or authorized company representative

This approach provides investors with a more organized and professional process while allowing the acquisition team to remain focused on the transaction.

Build Transparency Into the Acquisition Process

The Missouri disclosure requirement is designed to ensure property owners receive specific information about the wholesaler and the nature of the transaction before entering into the covered purchase contract.

Using an independent signing professional helps create a clear separation between the sales or acquisition conversation and the document-signing appointment. CMD's role remains neutral.

Our signing professionals are not there to persuade the property owner to sell, negotiate the purchase price, explain investment strategy, or pressure the owner into signing. We are there to professionally facilitate the client-authorized signing appointment.

This distinction can help Missouri real estate investors establish a transaction process focused on professionalism, transparency, documentation, and the overall seller experience.

A Professional Seller Experience for Missouri Investors

A seller may be unfamiliar with wholesaling or may have questions after receiving the required disclosure. CMD signing professionals maintain neutrality throughout the appointment.

We do not:

- Negotiate the real estate transaction

- Determine the property's value

- Recommend whether the seller should accept an offer

- Explain the legal effect of the disclosure

- Interpret Missouri law

- Advise the seller regarding the purchase contract

- Provide legal advice

If a property owner has legal or transaction-specific questions, the signer should refer them to the appropriate attorney, investor, title professional, or other authorized party.

Disclosure Signing Is Different From Notarization

Missouri Revised Statutes § 407.3600 require the covered disclosure to be signed and dated by both the property owner and wholesaler. Notably, the statutory language does not make notarization of the disclosure itself a condition of this particular disclosure requirement.

Thus, CMD can provide professional signing and document-delivery support even when a document does not require notarization. If additional transaction documents necessitate lawful notarization, CMD is equipped to offer notary services when appropriate and when the documents meet the necessary notarial requirements.

Protect the Process With Better Documentation

Missouri law stipulates remedies when the required disclosure is not properly provided in a covered transaction. Among other provisions, a record owner may have the ability to cancel a covered contract before the close of escrow if the required disclosure was not made, and violations may be treated as unlawful practices under the Missouri Merchandising Practices Act.

To mitigate such risks, investors should establish a clear process for handling disclosure documents prior to signing the purchase contract. CMD can integrate into that operational workflow by providing a consistent third-party signing process for investor-provided documents.

Important Disclosure

Close MO Deals is a signing and notary services provider that does not offer legal advice, prepare legal documents, determine whether a person or transaction is subject to Missouri Revised Statutes § 407.3600, or guarantee legal compliance. Signing does not create an exemption. An independent appointment does not shield an investor from scrutiny or rectify an incomplete disclosure, missed deadline, or other legal issue. The required disclosure itself does not necessitate notarization under § 407.3600; CMD will perform a notarial act only when a separate eligible document calls for one.
